Fees

Subject to certain exceptions a Full Plans Submission attracts fees payable in two stages. The first fee must accompany the deposit of plans, the second fee is payable after the first site inspection of work in progress. All other application fees are due with the submission of the application form. Fees are calculated using the cost of works, proposed floor space created and type of works being carried out. All fees are quoted on the basis that the design and building work is undertaken by a person or company who is competent to do so, and the work from commencement to completion will not exceed 12 months in duration. If these conditions are not met an additional fee may be invoiced. The fee usually covers all necessary site visits until satisfactory completion of the work. Fee quotes are available on request. Note: To avoid your application being invalidated you must provide any documentation and ensure all fees are paid when requested. Cancellation will incur a minimum fee of £75.00 for administration and officer time.

Lapse of Building Control after 3 years

Statement of conditions considered to be commencement

Automatic lapse of approval. Where an application for Building Control approval is granted, that approval (with or without additional requirements) will cease to apply to any building where the work has not commenced on that building within 3 years of the application being made.

A Complex building means a building conforming to one of the following criteria:

Is built on the same foundation plinth or podium as another building.
Has multiple basement levels.
Is a public building with capacity for 100 or more visitors.

Lapse of Building Control after 3 years(Required)

Material Alteration or Material Change of Use of an existing building: When 15% of that work has been completed

Complex Buildings only: When the foundations supporting the building and the structure of the lowest floor level have been completed (but not other buildings or structures supported by those foundations)

By applying to the Council, you are agreeing to the Councils Terms and Conditions of Service. I understand that further fees will normally be payable following the first inspection by the local authority. For works solely to provide access and facilities for a disabled person(s) please provide relevant documentation for fee exemption. Note: Cancellation will incur a minimum fee of £75.00 excluding VAT for administration and officer time with any unused portion of the fee paid can be refunded. The applicant is responsible for payment of the application fee.
